Understanding your DSCR

  • ≥ 1.25x — Strong coverage. Best pricing and LTV available on most programs.
  • 1.10x – 1.24x — Acceptable. Slightly higher cost or lower leverage.
  • 1.00x – 1.09x — Tight. Fewer options, often requires compensating factors.
  • < 1.00x — Usually does not qualify on standard DSCR. May need different product or more equity.

Lenders often apply a 75% or 80% rent haircut for vacancy, management, and maintenance. The 75% column above shows a conservative view.
