Documentation

STR operators typically provide 12 months of statements or platform payout reports. Newer properties use 3rd-party market studies.

Common overlays

Some lenders require minimum 2-3 years STR experience or management company. Others accept new operators with higher DSCR or reserves.

Geography

Popular in vacation markets (FL, AZ, TN, CO, SC) but also urban corporate housing in tech and finance hubs.
